The large apartment complex consists of two types of units – one with two-story townhouses with basements and the other with two and three story buildings with one and two bedroom apartments – located in Independence, Missouri. This $24 million renovation on the property will occur with the residents remaining within their units while the work is being performed. The work in the units will include new HVAC systems, new hot water heaters, some new electrical and plumbing fixtures and devices, and several completely renovated kitchens and bathrooms. Thirteen of the units are being reconfigured to become fully ADA compliant. The common areas in the garden style buildings will also receive some upgrades. In addition, the windows and siding will be replaced on one section of the property. Substantial sewer upgrades and site work will be done to improve the drainage throughout the site. This massive complex spans approximately 17 acres and consists of 496 townhouses and 249 apartments. The majority of the units are part of a project based Section 8 Housing Contract.
